Market conditions play a role in how much you can sell for. For example, your chances of getting top dollar for your home are more likely in a seller’s market, when inventory is low and demand exceeds supply, than in a buyer’s market where there are more properties than buyers.
Local and national economic factors also may help determine when to sell. If a major employer in your town is closing down, or is laying off employees, it may not be the best time to put your home up for sale, although you may have to, even then. There will probably be a glut of inventory with people being cautious about buying when the future seems so uncertain. And also laid off employees may have to sell, which causes an additional glut of properties.
Many agents believe that spring is the best time to sell. Although we notice in Nashville, that the first warm days of winter after the holidays will find buyers getting out and looking at houses, and thinking about buying. Spring is a good time because the weather is nice, spring flowers are pretty and inviting, and school is still in session.
Summer seems like it should be a good time to sell, but if the weather is extremely hot and dry, buyers don’t like to get out in the heat unless they MUST buy. Also, children are out of school, and parents are busy keeping children busy until school starts again, and it is usually difficult to look at houses with kids in tow.
Whenever you are ready to sell, we are ready to help. It may take us about a week to get your property listed on Multiple Listing Service (MLS). (We usually get professional photographs of your home, and we have to work with our photographer’s schedule.) It may be possible to get the property on the market immediately, however, if together we decide that professional photos are not needed.
In this market it is not uncommon for sales to be closed within 30 days, although the closing date is negotiable between buyers and sellers.
