There are investors, potential buyers, who make really low ball, verbal offers on listings. And they say they have cash and can close quickly. Many sellers just ignore them, and verbally reject the offer.
But occasionally a seller might decide to accept the very low offer. Of course, we all know that a verbal offer is nothing, really. It needs to be put on paper.
Recently a buyer went away after a seller verbally accepted the ridiculously low offer. The buyer's reason was nothing except that she 'thought she could get a better price elsewhere.'
Just another reminder to get a written offer on ANY offer, and a mortgage preapproval letter or proof of funds letter if it is a cash deal, before entering into any negotiations, especially on a very low offer.
How do we know but what the 'buyer' is just fishing and will take the information on the seller's 'lowest price' back to an investment club and the next 'buyer' wants the seller to go even lower?
If they are serious, they will have credentials. If they are not, why waste time with them?
